Did you know that realtors can help with your purchase of new construction? We can! Builders just ask that you bring your realtor with you on your first visit if you want help along the way. I will register you at the first visit so I can help ask questions, negotiate the sale, help with the walk through, etc. One of the things I find important with new construction is helping buyers visualize the home as much as possible when a home’s foundation doesn’t yet exist. Things I can help inquire about may include:

- Reviewing the lot’s site plan to consider set backs, yard sizes, etc. What will your windows look out to? Where will the patio extend to? How much room does that leave you in the backyard?
- Investigating what is considered upgrades vs standard inclusions in the model homes
- Asking about mello roos and HOA dues, if applicable
- Inquiring about the options with solar panels, if part of the community
- Asking about what homes are planned around the lot you are looking into….is a two story going to be looming over your backyard once the neighborhood is completed?
- Asking if there any incentives offered if you use the builder’s in house lender. Does it make sense to use their lender? Or is another lender a better deal?
- What schools is the home zoned for? Are there any environmental impacts like naturally occurring asbestos, flood zones, or high fire risk?
- What is planned for surrounding open space around the home? Will you have a grocery store in your backyard once the area is completed?
At the end of the process, once you’re close to getting keys, you’ll have your walk through with the site manager to see if anything needs to be touched up or repaired prior to closing. This is a great opportunity for us to look around and make sure the home is in the best condition. It’s amazing what little things get missed until a new pair of eyes comes in to look around. Recent new homes I’ve sold have missed window screens, weather stripping around doors, baseboard molding in bathrooms, and more.
Folsom has several new construction areas going on right now, as do many other pockets in cities nearby.
Folsom Ranch
Folsom Ranch is the newest and largest pocket of homes that will be under construction for years to come. Ten thousand homes are planned, adding 40,000 residents to Folsom in a 3,500 acre area south of highway 50. Over one thousand acres will be kept as open space, including several parks and miles of trails.
