If a low maintenance, small yard, patio style home is more your speed, there’s a few communities throughout Folsom that may be worth exploring. These communities are gated with an HOA, often including front yard maintenance, association management, and more.
American River Canyon
The American River Canyon area has three small communities: Canyon Ridge, Cascades, and Canyon Falls Village.
Canyon Ridge
- Home sizes: 1,800sf – 2,200 sf
- Years built: 1980s.
- HOA dues: currently $396/month, which is high, but what is included is more like a condo instead of a single family home. Monthly dues include maintenance/upkeep on the exterior (ie, siding repair, painting, etc), roof, insurance on the structure, maintenance of the grounds, swimming pool, the private roads, and a basic cable package.
- They have courtyards and decks, but no huge backyards in this pocket. Several of them sit on the edge of the hillside and have beautiful views looking east towards the Sierra foothills.
Cascades
- Home sizes: 1,867sf – 2,454 sf
- Years built: 1989-1990
- HOA dues: currently $144/mo-$150/month and includes association management, common areas, and private roads.
- These are mediterranean architecture with stucco siding and red roofs. Some homes have small pools in the backyard, and the community is gated.
Canyon Falls Village
- Home sizes: 1,102s, 1,130sf, 1,423sf, 1,484sf, 1,718sf
- Years built: 2001-2002
- HOA dues: currently $110/mo and includes association management, common areas, gated entrance, and private roads.
- These homes are built around small cul-de sacs and some homes have shared walls on the garage wall.
Central Folsom
There are a few small communities in central Folsom that are also gated, with small lots, and some community amenities.
Bentley Square
Bentley Square is at the intersection of Oak Avenue Parkway and East Bidwell. The community is separated into Bentley Square East and Bentley Square West, divided by Oak Avenue Parkway. Both sections are gated and have the same floorplans in each pocket.
- Home sizes: 1,012s, 1,130sf, 1,451sf, 1,709sf
- Years built: 1997-1998
- HOA dues: currently $105/mo and includes association management, common areas, gated entrance, and private roads.
- These homes are built around small cul-de sacs and some homes have shared walls on the garage wall.
