Folsom Ranch is the newest part of Folsom, south of highway 50. It’s been a long time coming and finally rolled out the first homes in 2019! There are now several builders selling homes, with more to come as they continue to build the community throughout the next few decades. The first elementary school, Mangini Ranch, opened in fall 2021 and the area will eventually have five new elementary schools, a middle school and a high school. There will also be new commercial districts, roads, and miles of bike and pedestrian trails! Are you considering buying new construction in Folsom Ranch? Great! Lennar Homes – Brass Pointe
- Prices begin at the mid 700s and this community is over halfway sold as of July 2023
- There is one single story plan and three two story plans ranging from 2,150sf – 3,159sf.
- The 3,159sf plan is Lennar’s NextGen plan, a home-within-a-home multigenerational plan.
- HOA is $299/mo as of July 2023. This community is part of the Russell Ranch HOA and includes access to the community pool and clubhouse

- Lennar started selling their Rockcress community during 2021, made up of 118 homes.
- Rockcress has four two-story homes with small patio-sized lots. Their sales rep said lots average 4,000 – 4,500sf.
- As of July 2023, prices start around 687K
- Floorplans range from 1,638sf to 2,018sf, have 3 – 4 beds, 2.5 – 3 baths, and all have two car garages.
- Mello roos is stated on the website is approximately $3636/year and the tax rate is 1.32%.
- No HOA per internet sales team.
- As of July 2023, this community is down to their last four homesites.
Lennar Homes – Silver Knoll and Sterling Hills
- This is a brand new Lennar community as of summer 2023. Homes are currently listed for sale and a few have sold as of this July 2023 posting.
- The HOA for these communities is currently $299/mo. These communities are part of the Russell Ranch area so the HOA dues include access to the community pool and clubhouse.
- Mello roos/CFD taxes are approximately $4,152/year, and the tax rate shows as 1.32%.
- Silver Knoll starts at the mid 800s as of July 2023, with five two-story plans. Square footage ranges from 2,309sf to 2,966sf. The 2,966 plan is a NextGen home-within-a-home multigenerational plan.
- Sterling Hills starts at the low 800s as of July 2023, with two single story floorplans and three two-story plans. Square footage ranges from 2,154sf – 3,308sf. The 3,308 plan is a NextGen home-within-a-home multigenerational plan.
- These communities will soon be connected to highway 50 via a future Empire Ranch Road highway interchange, which is still in planning phases as of 2023.
New Home Company – Silver Crest at Russell Ranch
- NHC was the fifth builder to open up in Folsom Ranch, and brings another higher end community to the area. This is a community of 108 homesites and the first homes were completed in June 2020.
- 2,626 – 3,570 Sq. Ft., pricing begins over $1.2M as of July 2023.
- These homes are different from the other communities so far because many of the homesites will have great views looking out over the valley. That of course, comes with a higher price tag!
- Lot sizes average 9K sf, which is large for the area!
- All floorplans have three car garages, however, some of the plans have the option to turn the single car side into a “Multi-Gen” suite….somewhat like Lennar’s Next Gen plan, a separate area with small kitchenette and full bath. These areas work great for an elderly parent living with their younger family wanting their own space/independence, an older child living at home, etc.
- Solar is now required for 2020+ homes, and there is a purchase option or a lease/power purchase option
- There is an HOA for the neighborhood as well at $201/mo – $289/mo, which includes the clubhouse with a recreation facility, pool/spa, bocce ball courts, & an outdoor kitchen.
- Property taxes:
- The ad valorem tax rate is 1.1877%
- Special Assessments / Mello Roos = Approx $215 – $230 per month
- Russell Ranch CCRs (Buyer to receive final version during purchase)
- As of July 2023, this community looks to be down to their last three home sales.
Richmond American – Stone Bluff at White Rock Springs Ranch
- Richmond American started selling at their newest community, Stone Bluff, in late 2021.
- They have six floorplans for sale and just two model homes – Daniel and Dominic – are available to tour. Fortunately, Richmond American has built in several locations over Northern California and there’s a good chance you can find the non-modeled floorplans within an hour or two drive of Folsom if you want to check out the floorplan before purchasing. The two models are beautiful homes with wonderful floorplans!
- This whole community is single story and it’s not a retirement community!! They have six single story floorplans offering 2 to 4 bedrooms, 2 to 2.5 baths, 1,940 – 2,510sf.
- Pricing as of July 2023 starts at ~651K, but prices likely end up in the 700s after lot premiums and upgrades are factored in.
- HOA dues are currently $135/month. Dues include primarily association management….someone to enforce rules and regulations regarding colors of homes, maintenance of properties, etc….which will help maintain the nice look and consistency throughout the neighborhood through the years.
- Mello roos taxes are estimated at $338/month
- Lot sizes average 6500-7200sf, but some are as large as 9000sf! This is a fantastic lot size for Folsom Ranch!
- Solar is required on all new construction and RA offers a purchase, lease, or lease to purchase option with SunRun.
- One huge benefit here is that RA often offers buyers a 3% credit if you use their preferred lender. While other builders may be 3K – 5K for this credit, 3% of the sales price could be around $24K or more that you could put towards options and upgrades! That’s huge!!
- As of July 2023 the community is down to their last 25% or so of homes left to sell.
Richmond American – Stone Haven at White Rock Springs Ranch
- As of July 2023, Richmond American continues to sell Stone Haven’s 42 homes.
- There are four two story floorplans, offering 4 to 7 bedrooms, 2.5 to 5 baths, 3,200 – 3,680sf.
- Pricing starts at the mid 800s per their website as of July 2023. These prices could quickly go up to 900K+ after adding on lot premiums and upgrades.
- As of July 2023, this community is approximately halfway sold out.

Taylor Morrison – Debut
- Three two story plans ranging from 1,649sf – 2,097sf. All homes have 3-4 beds and 2 car garages.
- Prices start around 600K in July 2023 and the community is almost entirely sold out. These went quick due to their great pricepoint!

Taylor Morrison – Encore
- Encore offers two single story floorplans and three two story plans ranging from 1,767 – 2,768 sf. All homes have 3-5 beds and 2 car garages.
- Prices start around $662K in July 2023 and the community is just getting started. There’s a lot of homes to sell here!

Taylor Morrison – Legends
- Prices start around XX in July 2023 and the community is just getting started. There’s a lot of homes to sell here!
- Legends offers two single story floorplans and three two story plans ranging from 1,891sf – 3,056sf. All homes have 3-5 beds and 2-3 car garages.

Toll Brothers – Regency at Folsom Ranch – a 55+ community
- As of June 2022, Toll Brothers has sold several homes!
- There are five collections of homes floorplans, offering 2 to 3 bedrooms, 2 to 2.5 baths, 1,398 – 2,441 sf. The smallest homes are “duets” which are similar to a halfplex, where there is a shared wall between two homes.
- This is a gated community and the main entrance will be a manned security gate. There will be non-manned gates for residents to use as well.
- The HOA is currently $265/mo and will include tons of amenities such as indoor and outdoor pools, bocce ball and pickle ball courts, fitness center, dog parks, walking trails, etc.
- Property taxes are estimated to be approximately 1.6% but specific mello roos details were not available as of this posting.
- Pricing currently starts in the high 500s for the Duets (shared wall) and mid 600s for detached homes.

Tri Pointe Homes – Canterly
- There are four two story plans, ranging from 1,705 – 2,239sf. All have 3-4 bedrooms and have two car garages.
- There is a Homeowners Association. Monthly fees are approximately $84 per month as of July 2023.
- Tax Rate 1.4377%. Mello roos / community assessments approximately $344/month
- These homes are built off of alleyways with all garages facing one another, and very short driveways that won’t fit a car length. If you like washing your car or parking your car in your driveway, this community is not for you!
Tri Pointe Homes – Eastwood
- Eastwood has three two-story plans ranging from 2,038sf – 2,610sf.
- Prices start around $675K as of July 2023.
- No HOA
- Tax Rate 1.4377% plus Mello Roos / Community Assessments $320.47/month
- As of July 2023, around half have sold but this community still has many to sell!
Tri Pointe Homes – Lariat
- There are three two story plans, ranging from 1,822 – 2,220sf. All have 3-4 bedrooms and have two car garages.
- Prices begin around 600K which makes it one of the most affordable options in Folsom Ranch at this time!
- As of July 2023, most of these homes have already sold out! There are only a few left including the models!
- No HOA
- Tax Rate 1.4377% plus Mello Roos / Community Assessments approximately $344/month
- Unlike Canterly, these homes do have full length driveways.
Tri Pointe Homes – Lonestar
- Lonestar has three larger two story floorplans and sizes range from 2,444sf – 2,995sf. There are 4 – 5 bedrooms and 2 – 3 car garages.
- Prices begin around 725K as of July 2023.
- As of July 2023, the community has sold around half of the homes with still many to go!
