There are currently two active adult 55+ communities located in Folsom, Diamond Glen and the new community being built by Toll Brothers in Folsom Ranch, Regency at Folsom Ranch.
Diamond Glen was the first 55+ community in Folsom. It is a much smaller neighborhood than the Sun City communities around Sacramento in areas like Roseville or Lincoln. This is a gated community with small clubhouse and pool, centrally located at Glenn Drive and Sibley Street.

- Size of homes: There are primarily four single story floorplans in Diamond Glen:
- 2 bed / 2 bath / 1,164 sqaure feet
- 2 bed / 2 bath / 1,285 square feet

- 2 bed + den (or three full bedrooms) / 2.5 bath / 1,673 square feet
- Style of homes: Most homes are stucco siding with tile roofs….all single story homes with small lots
- Lot sizes: most are approximately 0.09 acre lots, with some exceptions
- HOA? Yes – dues are $285/mo and includes the entrance gate to the community, small clubhouse, community pool, insurance on the structure, roof, maintenance of grounds, and association management.
- Mello Roos? No.
Regency at Folsom Ranch by Toll Brothers
- If you’re looking for something newer or larger than what is offered at Diamond Glen, these brand new homes are currently being sold as of 2022! Once completed, this will be a very large community south of Highway 50 in Folsom with several beautiful options to choose from.
- This is a gated active adult 55+ community with resort-style amenities, pools, gyms, dog parks, miles of outdoor trails and biking paths.
- Per their website, there are “5 collections of luxury homes featuring 2-3 bedrooms, 2-3.5 bathrooms, 2-2.5 car garages, and ranging from approximately 1,400 to 2,450 square feet”
- As of mid 2022, prices begin in the high 500’s and several homesites have been sold
Outside of Folsom, El Dorado Hills offers a few 55+ communities as well, including Lennar Heritage, Four Seasons, and Versante.
